Here is an example of one of our Cooperative Investor Listing Plans;
1) Investor signs a limited services listing agreement with us. He writes us a check for 3.5% of List Price to keep in Escrow w/ KW until settlement.
2) We list property in the MLS, put a lockbox on it, & put up a sign. Beyond this, all marketing we do is at our own discetion & investor is free to advertise independently.
3) If we find the Buyer (someone who signs an exclusive with us), we keep the full amount & we control the paper (contract).
4) If another Agent or the Investor brings the Buyer, the Investor controls the paper (or negotiates the contract with the Buyer Representative) & we give the originator (the Buyer's Agent or the Investor) 3% at settlement & keep .5% for our effort. Our work is done, unless the Investor needs additional services that are outside the scope of our limited services agreement, in which case the Investor will pay us an additional 2% for full service representation.
5) If we find & pre-qualify a potential Seller, the Investor will pay us .20% of list price (must be in line with comps) for each qualified lead. If Investor is able to acquire the property, Investor gives us an additional 1% (based on Sales Price) finder's /referral fee.
* All numbers except finder's /referral fee are based on list price. No adjustments will be made if home is sold for less than list. All listings are for 60 days and may be renewable for a $300 admin fee (which will go towards client admin fee at settlement if property settles within the 60 day listing period).
